3 BHK flats in Trivandrum, measured four ways

A three bedroom flat is the purchase where the gap between the figure on the brochure and the floor under your feet is largest, because the share of the common areas grows with the flat. Here is carpet, plinth, balcony and saleable for both of our three bedroom plans, and what the first is as a percentage of the last.

All figures in square feet, from the approved plans. The last column is carpet divided by saleable. It is not a criticism of the building: every apartment in India is sold this way and the share is normal. It is a criticism of publishing one number and calling it the flat.

What the three bedroom homes actually are

There are 25 of them across 15 floors, and they are two of the four plans on every floor: Type A takes the west end and Type C the north east corner. Four homes to a floor means one at each end of the plate, so both take light from two sides rather than one.

Both run from the 4th to 15th. One Type A on the third floor opens onto a private terrace at 1927 sq ft saleable, which makes it the largest home in the building. There is exactly one of it.

Where they are

At PMG Plamoodu, Thiruvananthapuram, on Nanthancode Plamood Road (Vayal Road), which the K-RERA register records as Pattom Plamud in Kowdiar village. PMG and Pattom are the same stretch of the same corridor and you will hear both names used for it.
