Every 2 BHK page in this city gives you one figure, the saleable area, and leaves you to assume it is the flat. It is not. Saleable includes your share of the lobby, the stairs and the lift shaft. Below is what you would actually walk on in each of our two bedroom homes, next to what you would pay for.

All figures in square feet, from the approved plans. The last column is carpet divided by saleable. It is not a criticism of the building: every apartment in India is sold this way and the share is normal. It is a criticism of publishing one number and calling it the flat.
What the two bedroom homes actually are
There are 24 of them across 15 floors, and they are two of the four plans on every floor: Type B sits centre north, Type D at the south east corner. Four homes to a floor means one at each end of the plate, so both take light from two sides rather than one.
Type B runs from the 5th to 15th and Type D from the 4th to 15th. One Type B on the fourth floor opens onto a private terrace at 1352 sq ft saleable. There is exactly one of it.
